How can I get project updates and how frequently will they be sent?

Please visit our Contact Us page to sign up for email project updates. We will be sending out construction updates on a bi-weekly basis until vertical construction begins in mid-2021, then updates will increase to weekly.

 

What are the details of this project?
  • Ashlar Park will be a multifamily residential development comprised of 465 units
  • Combination of studio, 1 & 2 bedrooms
  • 5 buildings including the renovation of the historic Administration Building 
  • 590 parking spaces both surface and underground
  • The perimeter of the site includes lush evergreen trees, shrubs, and opaque fencing to mitigate the impact of noise and light on the neighbors

What does the project timeline look like?

Demolition began in March 2021. This phase of the project lasted approximately 4 months. Vertical construction began in mid-2021, and leasing will commence in early 2023 as the first residential building will come online a few months later. We anticipate the final building to be complete in 2024.

 

What steps are you taking to ensure the safety and security of the site?

A site fence has been erected around the perimeter of the site, there is also 24/7 video surveillance on site.

 

What is happening to the Quincy Medical Center Breast Cancer Memorial tree and pavers?

The Breast Cancer Memorial tree and pavers have been moved to the Whitwell playground.

 

Is the main Administration Building going to be torn down?

No, we have incorporated the historic Administration Building into our project plans, and it will house most of the project’s tenant amenities.

 

Will all of the buildings be under construction at once? How will this affect the leasing process?

Yes, there will be an overlap in the construction of the buildings. We will begin leasing the buildings as they are completed.

 

When should we expect to hear noise?

We will be following the City’s Noise Ordinance, operating Mon.-Fri. between the hours of 7 a.m. and 5 p.m. Saturday work is on an as-needed basis only.

 
What are you doing to mitigate dust onsite?

The following measures will be taken onsite to mitigate dust:

  • Wetting demolition areas and exposed earth areas and covering dust-producing materials
  • Modifying the construction schedule when weather conditions can lead to dust impacts
  • Cleaning/sweeping Whitwell Street at the access/egress gate locations when soil material and debris are present as a result of the work
  • Monitoring dust with perimeter air quality monitoring stations

 

How do the air quality monitor stations work?

Air samples are collected in 5 minute increments and compared to the National Ambient Air Quality Standards’ maximum daily concentration. If three consecutive 5-minute intervals exceed the maximum daily concentration, then alerts are sent to staff and work onsite is adjusted. The air monitoring is not required by the City, but we included it as part of the demolition procedures.

 
What is your pest mitigation plan? Who is your pest control partner?

We have increased our efforts as part of our rodent mitigation plan over the last few months, which includes approximately 130 bait stations placed every 20 feet along the perimeter of the site. We are working with the City’s preferred vendor – LadyBug Pest Control.

 

Have you seen an increase in pests at the project site?

Our pest management team has not seen recent rodent activity and there has been no significant food source on site for the past few months. Please see above question for more details on our pest mitigation plan. If you do have any issues with rodents or any other problems once demo begins, please let us know and someone from our team will be in touch.
